Question 1

What is Flatflo in New Zealand?

Accepted Answer

Flatflo is an AI-run platform for New Zealand body corporates. Committees and body corporate managers run levies, AGMs, long-term maintenance plans and disclosure statements in one place.

Question 2

Does Flatflo follow the Unit Titles Act 2010?

Accepted Answer

Yes. Workflows follow the Unit Titles Act 2010, the Unit Titles Regulations 2011 and the 2022 governance amendments, including AGM timing, committee powers and operational rules.

Question 3

Does Flatflo prepare disclosure statements?

Accepted Answer

Flatflo assembles the information needed for pre-settlement, pre-contract and additional disclosure statements from your levy, insurance and maintenance records.

Question 4

Can Flatflo manage our long-term maintenance plan?

Accepted Answer

Yes. Track each item in your LTMP, its forecast cost and timing, and get reminders for the required three-yearly review.

Question 5

Is there a body corporate manager requirement?

Accepted Answer

No. Small body corporates can self-manage with Flatflo, or a professional manager can use it to run more schemes with less admin.

Question 6

How are levies split between units?

Accepted Answer

Levies are apportioned by ownership interest. Flatflo calculates each unit's share of operating and long-term maintenance funds automatically.

Question 7

Is my data stored securely?

Accepted Answer

Yes. Every body corporate's data is isolated, encrypted in transit and at rest, and only visible to authorised owners and committee members.

Question 8

How much does Flatflo cost in New Zealand?

Accepted Answer

$10.99 per unit per month for 1–10 units, $9.99 for 11–50, and $8.99 for 51–200 (incl. GST). Pay yearly and save 10%. Over 200 units, contact us.

Question 9

Is there a minimum monthly charge?

Accepted Answer

Yes. The minimum is $45.00 per month per Body Corporate (incl. GST). Smaller buildings pay the minimum; larger ones pay per unit.

Question 10

Can Flatflo do the admin for us?

Accepted Answer

Yes. Add Admin Assistance for $5.63 per unit per month on top of your platform fee (incl. GST), with no separate add-on minimum. The base platform minimum of $45.00 still applies. Our team prepares levies, processes invoices and helps with bank reconciliation. Your committee still approves every payment; Flatflo never holds building money.

Question 11

Accepted Answer

Create your account, verify your email and phone, then set up your Body Corporate to begin your 30-day free trial. No credit card is required and there is no automatic charge when the trial ends. Contact us to arrange a paid plan in NZD if you want to continue.
