    Most asked

What is self-managed strata?Self-managed strata means the owners run the building themselves, usually through an elected committee, instead of paying a licensed strata manager. The committee still handles levies, meetings, records, insurance, repairs and the legal duties a manager would otherwise do on its behalf. Is it legal to self-manage a strata scheme in Australia?Yes. Strata laws in each Australian state and territory let an owners corporation run its own affairs without appointing a strata manager. Some states add extra rules for larger schemes, such as audited accounts or specific record-keeping, so check the rules for your state before you switch. How do we end our strata management agreement?Check the agreement for its term and notice period, then pass a resolution at a general meeting to end it, as your state law requires. Give the manager written notice, agree a handover date and ask for all records, money and keys to be transferred to the committee. How are strata levies calculated? Each lot pays a share of the approved budget based on its unit entitlement (or lot entitlement). The levy for a lot is the budget for each fund multiplied by that lot's entitlement, divided by the total entitlements of all lots. How do we hold a strata AGM?Send a notice with the agenda, motions and financial statements within the notice period your state requires. At the meeting, check quorum, work through the agenda, vote on motions, elect the committee and approve the budget. Then circulate the minutes to all owners. What insurance does a self-managed strata need? Most states require building insurance for full replacement value and public liability insurance. Many buildings also take out office bearers' liability, fidelity and machinery cover, and workers' compensation if anyone is employed. Talk to a strata insurance broker.
