Self-managed strata FAQ
Selling and buying
What a self-managed building needs to provide when a lot is sold.
What is a strata disclosure certificate? It's a document the owners corporation issues on request, usually during a sale, showing a lot's levies, amounts owing, insurance, by-laws and other key information. Names differ by state, for example a section 184 certificate in NSW.Who issues the certificate in a self-managed building? The owners corporation itself, usually signed by authorised committee members. In Flatflo, buyers or conveyancers request the certificate online, Flatflo prepares the draft from the building's records and the chairperson checks, signs and issues it.How much does a strata certificate cost and how long does it take? Many states set a maximum fee and a deadline for issuing certificates. These differ by state and change over time, so check current rules. Flatflo charges a fixed service fee for preparing certificate requests on top of any building fee. What do buyers ask about a self-managed building?Buyers usually want to see recent minutes, financial statements, levy amounts, the capital works or sinking fund plan, insurance details and any known defects or disputes. Organised records give buyers confidence and help owners sell.
