    How to self-manage strata

Self-managing means the owners run the building themselves. Here is what the committee needs to do, in order, and where software can take the work off your hands.

    1. Agree to self-manage

Owners decide at a general meeting. If you have a strata manager, end their agreement in line with its notice period.

    2. Set up the committee

    • Chairperson runs meetings and signs certificates
    • Secretary handles notices, minutes and records
    • Treasurer looks after the budget, levies and bank account

    3. Bank account and funds

Open an account in the scheme's name. Most states require an administrative fund and a capital works, sinking or reserve fund. Keep every transaction recorded.

    4. Budget and levies

Set the annual budget at the AGM, divide levies by unit entitlement, issue notices and follow up arrears in line with your state law.

    5. Meetings

Hold an AGM every year with the notice period your state requires, record votes and keep minutes.

    6. Records, insurance and compliance

    • Keep the strata roll up to date
    • Renew building insurance and keep valuations current
    • Track fire safety, lifts, pools and other statutory checks
    • Respond to certificate requests from buyers on time

    7. Use software to do the admin

Flatflo AI handles levies, notices, meetings, maintenance, records and reconciliation so the committee only makes decisions.
